Pelaburan Hartanah : Oh, ruginya
Saya pernah terdengar keluhan sesetengah orang…
“Mengapalah dulu aku tidak beli rumah/tanah dikawasan itu dahulu, sekarang nilainya sudah berganda!”
Pernyataan diatas didengari telinga saya sendiri. Seperti mana kata bapa saya, golongan orang sebegini sebenarnya tahu pelaburan hartanah memberikan pulangan lumayan tetapi mereka tidak sanggup menunggu waktunya!
Mereka pun bukanlah terlalu jahil tentang pelaburan hartanah (setidak-tidaknya mereka tahu dan mereka pernah lihat orang kaya melalui pelaburan hartanah) tetapi pada waktu mereka mampu untuk melabur, mereka lebih tergoda dengan perkara lain yang hanya memberi nikmat sementara dan berkurang nilainya.
Salah satu yang paling utama adalah KERETA. Tidak percaya?
Anda lihatlah kes-kes dalam persekitaran hidup anda. Sebagai contoh mungkin keluarga terdekat anda. Apabila diberitakan gajinya meningkat, pernahkah anda mendengar mereka berkata begini….
“Tercapai jua hasrat untuk membeli rumah dengan kenaikan gaji ni, dapatlah sewakannya kelak”
“Yahooo, esok juga aku akan pergi bank buat loan membeli rumah. Bertambah satu lagi pelaburan aku”
(Lupakan seketika kemungkinan mereka ini membuat pelaburan yang salah spt membeli rumah lelong berhantu atau membeli tanah bersebelahan Taman Negara
)
Pernahkah anda mendengar situasi begitu, jika ianya berlaku dalam keluarga anda, saya ucapkan tahniah!
Akan tetapi, dalam masyarakat kita, berapa kerat sangatkah yang sedar untuk membuat pelaburan sebegitu? Anda akan biasanya mendengar dialog seperti ini ketika mereka mendapat tahu kenaikan gaji atau baru mendapat pekerjaan….
“Yang, yang, abang ingat abang nak tuka kereta la. Jiran sebelah rumah kita pun dah melaram dengan kereta baru, takkan kita nak kalah”
“Woi, mari sini jap, cuba kau tengok ni Suzuki Swift, cun siot. Aku ingat Petronas panggil kerja lepas ni, aku nak angkat Swift satu!”
Untuk berlaku jujur, saya sendiri mengaku sentiasa terpegun dengan model-model kereta baru. Sungguh menawan hati dan kalbu. Tetapi, apabila saya berfikir balik apa yang bapa saya katakan, ada betulnya juga.
Tahun lepas bapa saya membeli sebuah SUV baru, dan hati saya melonjak “Bolehlah aku try bawak pergi town. Aweks, aweks mesti tengok pemandu dan keretanya!”
(Sebenarnya, SUV itulah kereta baru kegunaanya selepas memandu sebuah kereta sedan lama berusia lebih 13 tahun).
Itupun bapa saya beritahu, “Sebab banyak pergi tengok tanah dekat macam-macam lokasilah abah angkat SUV, senang untuk meredah kawasan paya ke. Kalau tidak, lebih baik buat beli satu lagi tanah. Kereta ni tiada nilai apa pun sangat”
Mulanya saya kurang bersetuju dengan pendapat itu (walaupun saya membaca banyak buku yang menyebut perkara sama tentang melabur untuk kereta). Tetapi sejak saya memandu SUV tersebut, lama kelamaan timbullah rasa bahawa ada SUV yang lebih baik daripada yang itu.
Apabila melihat model-model yang terbaru lagi, saya sudah kurang ghairah untuk memandunya seperti ghairah kali pertama memegang sterengnya.
Dan daripada situ, saya berfikir, ada benarnya kata bapa saya.
Selepas dua, tiga tahun, kereta itu akan menjadi sebuah model yang OUT of DATE. Awek-awek sudah tentu tidak akan memandang sama seperti awal kemunculan model kereta itu kerana sudah ada model-model terkini yang mengambil alih kedudukannya.
Sama hal jugalah dengan orang yang selalu terlepas untuk melabur dalam hartanah. Apabila ada bonus tahunan yang lebih atau dinaikkan pangkat, melabur bukanlah dalam senarai pertama mereka.
Memang pelaburan hartanah tidak selalunya menjanjikan pulangan yang singkat (mungkin mengambil 2,3 tahun atau lebih) dan disebabkan itulah, ramai yang tidak terlalu berminat dengan hartanah.
Hinggalah pada satu ketika (lebih kurang 5,6 tahun kemudian), mereka mendapat tahu rakan mereka yang membeli hartanah di sesebuah kawasan sekarang ini memegang sebuah aset yang telah bertambah nilainya berganda-ganda.
Waktu itu, tepuklah dahi dan merungut.
(Mesej penting: Untuk anda yang mempunyai lebih daripada sebuah kereta, tanya kembali, adakah anda mempunyai hatta satu pelaburan hartanah? Jika tidak, tidak salah anda sekarang berada pada situasi diatas. Sekarang masa untuk anda berfikir kembali)

Very well expressed....

Tomorrow you may get a working woman, but you should marry her with these facts as well.
One who has dreams and aspirations just as you have because she is as human as you are;
One who has never entered the kitchen in her life just like you or your sister haven't, as she was busy in studies and competing in a system that gives no special concession to girls for their culinary achievements;
One who has lived and loved her parents & brothers & sisters, almost as much as you do for 20-25 years of her life;
One who has bravely agreed to leave behind all that -her home and people who love her- to adopt your home, your family, your ways and even your family name;
One who is somehow expected to be a master-chef from day 1 while you sleep oblivious to her predicament in her new circumstances, environment and that kitchen;
One who is expected to make tea first thing in the morning and cook food at the end of the day, even if she is as tired as you are, maybe more, and yet never ever expected to complain; to be a homemaker , a cook, a mother, a wife; and is learning just like you are as to what you want from her; and is clumsy and sloppy at times like you and knows that you won't like it if she is too demanding, or if she learns faster than you;
One, who has her own set of friends, and that includes boys and even men at her workplace, those, who she knows from school days and yet is willing to put all that on the back-burner to avoid your irrational jealousy, unnecessary competition and your inherent insecurities;
Yes, she can drink and dance just as well as you can, but won't, simply because you won't like it, even though you say otherwise
One who can be late from work once in a while when deadlines, just like yours, are to be met;
One who is doing her level best and wants to make this most important relationship in her entire life a grand success, if you just help her some and trust her;
One who just wants one thing from you, as you are the only one she knows in your entire house - your unstinted support, your sensitivities and most importantly - your understanding, or love, if you may call it.

*whatever happens, happens for a reason*

This concept applies to relationships. There's a reason behind actions, whether they are obvious to you or known only to the person who performs that action. Sometimes you say that there's no good reason why people do things. Yes, it is true, but keep in mind that what doesn't make sense to you, makes perfect sense to others.
Also, it is sometimes difficult to verbally explain reasoning behind actions, even if the explanation is clear in the mind. Other people may find it difficult to explain their reasoning.
Bottom line is, whatever happens-happens for a reason
Or for my optimists out there:
Whatever happens- Happens for the better (that's the one I like)
So next time you're angry or sad, take time to think things through...Don't feel sorry for yourself, but really think about the line of events.
Remember: there's always somebody worse off then you are so appreciate what you have.

GOALS GIVE US PURPOSE
I once heard a medical doctor speak on a subject of retirement. He had done extensive research on common characteristics of those persons who lives to be over 100 years old. He asked the audiance to think about what factors the long-lived people might have in common.
Most audience members expected him to identify such things as diet, exercise, moderation in drinking and smoking, and other activities that might affect the body. However, the doctor surprised the audience by telling them that there were few, if any, commonalties in therms of diet or exercise habits.
The most common factor that he found among those over 100 years of age was their view towards the future: They all had goals.

We Cannot Direct The Wind......

"Nothing can stop the man with the right mental attitude from achieving his goal; nothing on earth can help the man with the wrong mental attitude." The bottom line is that when we are a positive thinker, we are able to produce results. We can put ourselves in position where we can act rather than react. We can set and work towards worthwhile goals that lead to success, rather than fighting our way out of negative situations every day.
Where success is concerned, people are not measured in inches, or ringgit, or college degrees, or family background : They are measured by the size oh their thinking. How big we think determines the size of our accomplishments. How big we think is determined by the way we think. The way we think is one of the few things in life that we can control. As someone once said, "We cannot direct the wind....but we can adjust the sails."
Having a positive attitude may not guarantee success. But when our attitude is positive, it puts us on the road that leads to success. Wheather or not we arrive there will be ditermined by what we do along the way.

Think Positive

Joy increases as you give it, and diminishes as you try to keep it for yourself. In giving it, you will accumulate a deposit of joy greater than you ever believed possible.
How you think about a problem is more important than the problem itself - so always think positively.
Go at life with abandon; give it all you've got. And life will give all it has to you.
